Hi Alexis,
I attended your 3 day training back in May 2004. At the time I was in the process of preparing my first home for sale in Portland, OR...it sold in 3 days and closed in Oct 2004. I made a nice profit (after 3 years) that freed up some cash I needed to pursue my dream of serious real estate investing. I spent a few months researching real estate market in California before moving back to Portland in December.
On Jan 28, 2005 I closed my first real deal...I found a property thru a local wholesaler where the people were 6 months behind in their payments and facing foreclosure, although the lender hadn't filed a NOD yet. I took their home "subject to" the existing financing, made up the arrears, got the warranty deed recorded and am now moving into it. Having never done this before I went thru my attorney to help close the deal. He contacted the lender directly and they are giving me 4 months to refinance before supposedly calling the loan due. My plan is to do the refi (earn my paycheck for the year, now I'm self employed!), rent some rooms, and move onto my next investment. I'm currently learning about combining Subject To deals with a Lease Option to sell the home fast without doing repairs.
The home I bought is a nice home in an upscale neighborhood...much better than "the hood" where my first home was located and a lot nicer than what I could have afforded if I had paid retail...I even got a free hot tub, my first!
I paid $4k to my wholesaler, and $10k in arrears. The current loan is $175k (total price $189k), needs aprox $10-$15k in updating/repairs, and its "after repairs value" is $260k-$275k, currently appreciating at 8.8%...nothing like California, but very good for up here...not bad for my first deal and my personal home I can sell tax free in 2 years! Praise Jesus!
